Teaching is a great opportunity for me to share my knowledge and experience with others. I have taught, coordinated and developed a number of bachelor’s and master’s courses within the department. I taught full time and part time undergraduate and postgraduate course for land administration and development programme and real estate management.  

SGT4133 : Housing Theory and Practices (40 students)

SGT 4133 is typically a first programming course. This course introduces the theoretical and practical aspects of the housing industry. With reference to Malaysian cases, it covers the relationship of housing demand and supply; the actors of the industry; Malaysian housing policy; housing delivery systems; and housing financing. The course will also provide discussions on current issues and problems of the housing industry.

SGT4213 : Land Administration Practices (40 students)

This course is designed to offer students aspect of land administration practices. It concentrates on the aspect of land administration term, legislation and procedures practices. Conceptual framework of data base management in relation to land administration information system is discuss to highlight the models and attributes within the framework of internet, intranet and multimedia. Student will be equipped with fundamental of land administration information database management practices.

SGHL 3193 : Urban Land Economics (20 students; 7 students)

The primary purpose of this course is to provide understanding of the concept of land economics and the emphasis on the concept of urban land economics. The focus of this course is explained how the economic analysis used to explain the existence of the cities, where they grow, and, how different activities area arranged within cities. These are examined in the context of urban land development policy in Malaysia It also reveals the economic problems of cities such as poverty, inadequate housing, segregation, congestion, pollution and Crime. The contents are market forces in development of cities which explains why cities exist and what causes them to grow or shrink, land rent and land use patterns within cities, urban transportation, urban problems, housing and the role of responsible agencies for urban development.

SGHL 4503 : Project Management (20 students)

The course is designed to introduce students to project management knowledge consists of project manager role, parties involved in project management, tender, contract, procurement, project life cycle, site management, cost control and project planning and control techniques.

SGHL 4293 : Housing Development Law

This course was design to discuss the theories and practical aspect of the housing industry in Malaysia. The relationship of the economy theory of the housing demand and supply will be highlighted and discussed.  The role played by the major players of the housing industry will be of the utmost important to be identified. Laws and legislations are vital to the development of the Housing industry in Malaysia and therefore it is important to understand in detail as regard to the provisions that govern the housing industry. Housing delivery system will also be the focus of this course without it the house cannot the delivered smoothly from the developer to the purchaser. The issues involved and encounters by the parties in the industry will be identified in order to be understood and find the solution to the problems.

SGHL 4553 : Islamic Land Law

This course introduces the students to the sources of Islamic law, the prevailing theories of ownership, with emphasis on land ownership. The extent of individual ownership, the defeasibility of title in Islamic law, the role of the state and rights and powers vested in individual owner concerning the use, enjoyment and transfer or transmission of the property according to Islamic law and prevailing Malay custom. The power of state: to alienate and forfeit and impose taxes. The right of individual to acquire property: grants and alienation; labour or revivification of wasteland and pre-emption; dealings, including transfer of titles, rights and interest through sale and purchase, tenancies, gifts intervivos and wills, charitable endowment; securities pledge, charge, jual janji, restraints on dealings; transmission and inheritance. 

SGHL 4523 : Property Finance

This subject aims to introduce the concept and practice of property and project financing.  The purpose of this course is to provide students with a conceptual framework and practical tools to better understand and evaluate the processes of property and project finance.  The course goes further to impart deeper knowledge about sources of property development finance. In this regard, special attention will be given to the two main property finance branches of Corporate Finance and Project Finance. The use of derivatives in property finance, multi-option facilities, recourse loans, non-recourse and limited recourse, joint ventures will be explored in this course.

MGHN 1514 : Land Administration and Land Information Systems

The primary purpose of this course is to provide students the background and comparative approach to land administration and information system of the world particularly those practicing the Torren System.  The discussions are mainly on concept of land tenure and land registration, salient features of the land registration system, rights to land and record, the benefits and deficiencies in the land registration system, process of land transfer, computer assisted land registration and land law under the Torren System. The course also provides theoretical and practical knowledge and expertise on applying relevant principles of business administration and information technology for the purpose of building a viable land administration organization. A substantial part of the course is dedicated to land information management for land administration systems and spatial data infrastructures.

MGHN 2584 : Law and Practices Related to Housing Industry

Overview on the issues of housing; Housing as an Investment; Concept of house ownership and the rules and regulations; Policies on home ownership and affordability factor; Role of Local Authority, State and Federal; Law with regard to housing development; Housing delivery system; developers obligation; Purchaser rights and protection; Certificate ; Current Issues on Housing Development.

MGHN2523 : Research Methodology in LAD

This course discusses the process of conducting research in land administration and development fields. More specific, the discussion will explore perspectives of research activities. In this course, students are exposed to the principal steps in the process of research. Topics covered in this course include introduction to research, types of research, research problem, literature review, data collection and data analysis. Students will have the opportunity to make decisions on the practicality towards their research project or dissertation through a written proposal.

MGHN2624 : Islamic Land Law and Financing

Islamic concept of land; The role of the state as e-Trustee; Public and private ownership of the land; The power of the state to alienate; Compulsorily acquire, and forfeit private land and impose taxes; security of individual titles and rights and their transferability and collateralisation; the instruments of transfer and transmission; Financial contracts; Credits-based, joint ventures, securitisation and self-financing.  Concept in debt banking; Bai’ al-inah (Sale and buy back agreement), Bai’ al-Bithaman Ajil (Deferred payment sale), Bai Muajjal, Baihaki Kasi Sallam, Hibah, Ijarah, Mudarabah (Profit loss sharing), Murabahah (Cost Plus), Musawamah, Musyarakah (joint venture), Qard Hassan (Good Loan), Sukuk (Islamic Bond), Takaful (Islamic Insurans), Wadiah (Safe keeping), Wakalah (Agency), Islamic Equity Fund and Islamic Law on trading.

MGHN2614 : Law on Apartment Ownership

This course offers students about the concept of apartment ownership and its application in practice.  The introductory lectures will concentrate on the historical background of the institution and the reasons why statutes on apartment ownership has been introduces in almost all the legal jurisdiction in the world.  The main focus will be on the comparison of various European and common law jurisdiction including the sophisticated Uniform Condominium Act of the United States and the Strata Titles Act of New South Wales.  This course will provide students with an insight into ways in which practical problems with regard to apartment ownership are solved in the various jurisdictions in order to give them a firm basis on which to evaluate their own apartment ownership system.

MBET 1514 : Land Administration and Governance

Land administration is a discipline that integrates various land issues from different disciplines such as legal, social, economic, technical, planning and management. This course provides underpinning and comparative approach to land administration of the world particularly those practicing the Torren System.  The discussions are mainly on concept of land tenure and land registration, land law related to land tenure, salient features of the land registration system, rights to land and record, the benefits and deficiencies in the land registration system, process of land transfer and computer assisted land registration. The course also provides theoretical and applied knowledge on good land governance for the purpose of building a viable land administration services to society and to develop trusted public administration to deal with the multiple pressures and competing claims, whilst balancing economic growth, environmental protection and social justice.

MBEX 1023 : Sustainable Development for Built Environment and Surveying

The aim of the course is to provide the candidates with principles, concepts, applications and tools for analysis and decision making in support of sustainable development and its relation to build environment and surveying. It is widely acknowledged that the sustainable development (SD) concept is inherently ambiguous to the extent that it has been interpreted to suit the needs of particular interest groups. Hence, it is not surprising to note that the SD concept has often been abused for political and commercial gains. Case studies and problem-solving exercises from related programme will be used to stimulate learning and provide practical experience in addressing Sustainable Development Goals (SDGs) in Built Environment and Surveying field of study.
